Tenant FAQs
Answers to your frequently asked questions
-
Can you hold a place before I apply?
Properties are typically rented on a first-come, first-served basis once a completed application and any required fees have been submitted. Because availability can change quickly, we encourage applicants to apply as soon as possible. Availability and reservation procedures may vary for short-term and mid-term rental properties. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move in costs vary by property. Most properties require the first month’s rent and a security deposit prior to moving in, while some properties may also require additional deposits or prepaid rent. Your lease and move in instructions will outline the specific amounts due. -
How old do you have to be to apply?
Applicants must be legally able to enter into a lease agreement, which is generally 18 years of age or older. -
Is the deposit refundable?
Security deposits are generally refundable provided lease terms have been fulfilled and the property is returned in good condition beyond normal wear and tear. Deductions may apply for unpaid balances, damages, cleaning, or other charges permitted by the lease agreement and applicable laws. -
Who needs a cosigner?
A cosigner or guarantor may be required if an applicant does not fully meet income, credit, or rental history requirements. Cosigners must complete the required application process and meet qualification criteria. -
You have a property I want to rent. How do I apply?
Applications can typically be submitted online. A completed application, application fee, and supporting documentation such as proof of income and photo identification are generally required to begin the screening process. Application requirements may vary depending on whether the property is offered as a short-term, mid-term, or long-term rental. -
How do I pay rent?
Rent payments for long-term and mid-term rentals are typically made through the secure online resident portal. Payment procedures for short-term stays and vacation rentals may vary depending on the booking platform or reservation process. -
I want to get a pet. What should I do?
Please review your lease agreement and contact management before bringing a pet into the property. Some properties may allow pets with approved pet agreements, additional deposits, or monthly pet rent, while restrictions may apply depending on the property. Service and assistance animals are handled in accordance with applicable laws. -
I want to move out, but my roommate wants to stay. What should I do?
Most leases hold all listed tenants jointly responsible for lease obligations. If one tenant plans to remain in the property, management will review available options, which may include requalification or an approved roommate replacement process. -
My lease expiration is coming, and I want to move out. What should I do?
Please review your lease agreement for required notice timelines and submit written notice by the appropriate deadline. Our team will provide move-out instructions and additional information regarding keys, inspections, and security deposit procedures. Notice requirements may vary depending on the type and length of your rental agreement. -
Who is responsible for paying for repairs & maintenance requests?
Routine maintenance and property repairs are coordinated through management to help maintain property condition and resident safety. Tenants may be responsible for damages caused by negligence, misuse, or lease violations. Maintenance requests should be submitted promptly through the appropriate maintenance contact channels. -
Do you offer short-term and mid-term rentals?
Yes. HOST Management Group manages a variety of rental properties, including short-term vacation rentals, furnished mid-term housing, and traditional long-term residential rentals. Availability varies by property and location. -
How do I request maintenance?
